02 · Why mountain pools are different

Renovating pools across the Blue Ridge

Serving Western North Carolina is not the same as serving a flat Piedmont suburb. The pools we renovate sit on 15–25% slopes, at elevations from Tryon's warm 1,000-ft thermal belt up to Cashiers and Maggie Valley above 3,200 ft, on shrink-swell clay that moves with every wet season. Three forces shape almost every job here: access, freeze-thaw, and the region's second-home and short-term-rental economy. Get any of the three wrong and a finish that should last 15–20 years fails in five.

Access first. A huge share of WNC pools sit at the end of switchback driveways a ready-mix truck physically cannot reach. Almost every gunite pool here is resurfaced with a plaster pump pushing material 150–200+ feet uphill, and demolition debris has to be hauled out the same way. On lakeside lots at Lake Lure and Lake Toxaway we stage materials for the full multi-day duration rather than commuting, which is exactly why a remote pool costs the same per square foot as one in town. Steep grades also dictate how we rebuild a pool deck and its drainage — water has to be channeled away from the shell and the downhill foundation, not just sheeted off the edge.

Freeze-thaw is the silent killer. Mountain WNC runs through dozens of freeze-thaw cycles each winter, and water that seeps into a hairline grout joint, a hollow spot behind coping, or a porous old plaster surface expands roughly 9% when it freezes. That is what pops waterline tile off the bond beam, lifts travertine coping, and turns a tight crack into a structural one. It is why we spec frost-proof porcelain or fully vitrified glass tile, full mortar-bed coping with proper drainage, and durable quartz or pebble interiors rather than the cheapest marcite. The National Plasterers Council start-up and finish standards and the ANSI/APSP/ICC-5 residential pool standard both inform how we detail these assemblies for a cold climate — and why structural cracks and slow leaks show up disproportionately on neglected mountain pools.

Second homes and rentals drive the calendar. A large fraction of WNC pools belong to seasonal owners and short-term rentals — the Airbnb and VRBO cabins around Asheville, the resort pools in Maggie Valley, the estate pools at Lake Toxaway and Cashiers. For these owners a pool is revenue, and a dead pool in July is lost bookings. That makes off-season turnaround and a predictable schedule as important as the finish itself, and it's why we plan rental and resort work for the shoulder months and tie the timeline to the booking calendar. Commercial and HOA pools add another layer: any public pool in North Carolina is governed by the state's Rules Governing Public Swimming Pools (15A NCAC 18A .2500), including VGBA anti-entrapment drains and CPO water management — handled the same way whether the pool is in Henderson County or Jackson County.

How far from Asheville and Hendersonville do you work?
Hendersonville is our base and Asheville is roughly 25 minutes up I-26, so the Hendersonville–Asheville corridor is our densest coverage. From there we work a radius of about 60 miles: west to Waynesville and Maggie Valley (~50 min via I-40), south to Tryon and the Polk County thermal belt (~40 min), and southwest to Brevard and Jackson County's Cashiers plateau. Because resurfacing, tile and coping, and deck work are multi-day projects, distance rarely changes the price — crews stage on site for the duration rather than commuting daily.
Do you travel to lake and remote mountain properties?
Yes — remote and lakeside pools are a big part of what we do. Lake Lure, Chimney Rock, Lake Toxaway and the gated Cashiers/Sapphire communities all sit at the end of steep, narrow drives, and we plan access before the first truck rolls. Gunite resurfacing needs a plaster pump with up to 200+ feet of hose to reach pools a concrete truck can't approach, plus material staging for switchback driveways. We've handled hillside lots with 15–25% grades where deck and hardscape drainage has to be re-engineered. For a full renovation — resurfacing, tile, coping or deck work — there is no separate travel charge inside our 9-county footprint. Crews stage on site for the multi-day duration, so a Lake Toxaway or Maggie Valley pool costs the same per square foot as one in town; the figure that moves is access difficulty, not mileage. A standalone diagnostic visit (a leak-detection or pre-purchase assessment) to a far-edge property may carry a modest trip fee, which we credit back if you proceed with the work.
