What pool resurfacing is — and when a WNC pool needs it.

Pool resurfacing is the removal or bonding-over of a worn interior finish and the re-coating of a gunite or shotcrete shell with a fresh surface — white plaster, quartz aggregate, or exposed pebble — followed by a controlled water-chemistry start-up. It is the single most common renovation on the inground pools across Western North Carolina, where gunite construction dominates, and a finish needs it roughly every 8 to 20 years depending on the material. The interior finish is the only waterproof, swimmer-contact surface of the pool; once it etches, chalks, or delaminates, no amount of cleaning brings it back.

A pool tells you it's time. The classic signal is a surface that feels like sandpaper and snags swimsuits — that's the cement matrix etched away by years of slightly aggressive water, leaving exposed aggregate or sand. Gray and brown mottling, scale, chalk that rubs off on your hands, rust bleeding up from corroding rebar, and thin spots where bare gunite shows through are the others. By the time a finish is 8–15+ years old and showing several of these, an acid wash only buys a season or two; resurfacing is the durable fix. Resurfacing is also the right moment to fix what's behind the finish. We always settle the shell first — if the pool is losing more than ¼ inch a day beyond evaporation, or there are drummy hollow spots and rust stains, the leak detection and structural repair happens before any new coat. There is no point bonding an $11,000 pebble interior over a shell that freeze-thaw or expansive clay is cracking from behind. For the same reason, new waterline tile and coping go in before the interior coat, so the finish ties cleanly into fresh tile at the waterline — the order matters as much as the work. What moves a project within these ranges in WNC is rarely the finish alone. Access is the big one — a pool down a steep driveway in Brevard or behind a lake house in Rutherford County means materials are carried or pumped farther, adding labor. Drain, condition assessment & finish selection

We drain the pool, then inspect the bare shell for delamination, drummy (hollow) plaster, rust-staining from corroding rebar, and crack patterns before any finish choice is locked. A bucket and dye check confirm there is no active shell leak feeding the old surface failure. With the shell verified, we help you choose between white plaster, quartz aggregate, exposed pebble, or polished aggregate — matched to your pool's use, water source, and the WNC freeze-thaw exposure. A NC building permit is pulled where structural or commercial scope requires it.

Surface prep — chip-out or bond coat to ANSI/APSP/ICC/NPC-12

Two paths depending on the existing finish. A failed, delaminated, or multiple-times-replastered surface gets a full chip-out (demolition) down to sound gunite. A sound, single-coat finish can instead take a bond/scratch coat — a no-chip-out re-plaster that saves demolition cost. Either way the substrate is profiled, cleaned of calcium and scale, and prepared to the bond and surface-prep requirements of the ANSI/APSP/ICC/NPC-12 plastering standard so the new coat keys mechanically to the shell.

Tile, fittings & hydrostatic relief check

We reset or replace main-drain covers to VGBA anti-entrapment spec, true up return and skimmer fittings to the new finish thickness, and confirm the hydrostatic relief valve is functional so groundwater pressure can't lift the empty shell on a wet mountain lot. Finish application by certified applicators

The interior coat is hand-troweled in a continuous pour by a crew applying to the manufacturer's applicator spec — PebbleTec, Wet Edge, or SGM Diamond Brite. Plaster and quartz are troweled to a dense, burnished surface; exposed-pebble and polished-aggregate finishes are floated to seed the aggregate evenly. A 1,000 sq ft pool is finished in a single day so there are no cold joints in the new surface.

Aggregate exposure & acid/bicarb wash

Pebble and polished-aggregate finishes are exposed — washed and brushed back at the correct set window to reveal the stone uniformly without tearing the surface. Quartz and plaster get final troweling and a controlled wash. Exposure timing is the single most common failure point in a cheap resurface; rushing it leaves a streaky, rough surface, and waiting too long buries the aggregate.

NPC start-up & 28-day water-chemistry cure

We refill immediately on completion and begin a National Plasterers Council start-up using the NPC Start-Up Card method — continuous fill, no swimming, brushing twice daily for the first weeks, and balanced LSI water chemistry to protect the curing surface. The first 28 days set the finish's lifetime appearance: get the start-up right and a pebble surface lasts 20+ years; get it wrong and you bake in mottling and spot etching that no maintenance reverses.

How we resurface a gunite pool, step by step.

Every resurface follows the same six-phase method, built to the ANSI/APSP/ICC/NPC-12 plastering standard and finished with a National Plasterers Council start-up. The difference between a finish that lasts 20 years and one that mottles in two seasons is almost never the plaster — it's the prep, the bond, and the first 28 days of water chemistry. We don't subcontract the start-up.

For commercial and HOA and community pools, the same method adds NC public-pool requirements — VGBA anti-entrapment drains and CPO-level operation under NC rule 15A NCAC 18A .2500 — which we sequence around board approvals and the off-season.

04 · Finish & material options

Plaster, quartz, pebble & polished aggregate — the finishes we apply.

White plaster (marcite) is the original interior finish — pool-grade portland cement and marble dust, hand-troweled to a smooth, bright-white surface. It's the most economical at $4–$7 per square foot and the smoothest underfoot, but also the softest and most porous; expect 8–12 years before it etches and chalks. It's a sound choice for a budget resurface or a rental pool where the lowest first cost matters most.

Quartz aggregate — SGM Diamond Brite, CL Industries Krystalkrete, NPT Quartzscapes — blends hard, colored quartz crystals into the plaster. The quartz resists the acids and chemistry swings that etch plain marcite, holds color far better, and extends finish life to 10–15 years at $5–$8 per square foot. It's the most popular mid-tier finish and our default recommendation for an owner who wants meaningfully more durability without stepping up to pebble pricing.

Exposed pebble — Pebble Technology's PebbleTec and Pebble Sheen, and StoneScapes — embeds smooth natural pebbles in a cement matrix that is washed back to expose the stone. It is the most durable common finish: dense, low-porosity, and forgiving of imperfect water chemistry, with a 15–20+ year life at $9–$12 per square foot. The natural, textured look reads as upscale, which is why it dominates our luxury and residential work and the estate pools around Cashiers and Highlands. For the freeze-thaw exposure at WNC elevation, pebble's density is also the reason it resists surface spalling better than plaster.

Polished aggregate — Wet Edge Primera Stone and Luna Quartz, and Hydrazzo polished marble — is the premium tier. The aggregate finish is mechanically polished to a smooth, stone-like surface that combines pebble's durability with plaster's smooth feel, at $9–$13 per square foot. We're PHTA-aligned and apply each line to the manufacturer's certified-applicator spec — PebbleTec, Wet Edge, and SGM each have their own bond, mix, and exposure requirements, and ignoring them is how a "cheap" resurface fails early. Pairing a finish with a saltwater conversion is a deliberate decision made here, because salt is harder on some plasters and soft stone — the finish and sanitation choices are made together.

Why resurfacing a mountain pool is different.

Freeze-thaw is the defining stress. Western North Carolina pools cycle through dozens of freeze-thaw events a winter, and at the higher elevations around Waynesville, Cashiers, and the Toxaway plateau, that count climbs. Water that soaks into a porous finish or sits in a hairline crack expands as it freezes, driving the surface spalling and the waterline damage that flatland pools rarely see. That's why we steer mountain owners toward denser pebble and quartz finishes over plain plaster, and why the resurface is detailed together with frost-rated tile and coping — the waterline is where freeze-thaw hits first.

Access and grading shape the job. Many WNC pools sit on graded, sloped lots with steep driveways and limited equipment access — common in Brevard, Lake Lure, and the cove neighborhoods of Buncombe County. Carrying or pumping plaster farther adds labor, and expansive clay soils on cut-and-fill lots put extra movement on the shell, which makes the hydrostatic relief valve and a verified-sound shell non-negotiable before we drain. We also time drains and pours around the mountain weather window — a wet, cold week is the wrong time to have an empty shell or a curing finish exposed.

Second homes and short-term rentals set the schedule. What are the signs my pool needs resurfacing?
Four signs put a gunite pool past its finish life. The surface feels like sandpaper and snags swimsuits (etched, end-of-life plaster). It shows gray or brown mottling, scale, or a chalky residue that rubs off on hands. You see spot etching, rust bleed, or thin spots where the gray gunite shows through. Or the finish has been patched repeatedly. Do you have to drain the pool to resurface it?
Yes. Interior resurfacing is always done on a fully drained, dry shell — the new plaster, quartz, or pebble coat has to bond to clean, profiled gunite, which is impossible underwater. Draining a pool on a high-water-table or sloped WNC lot is not risk-free, though: groundwater pressure can lift or crack an empty shell, which is why we verify the hydrostatic relief valve is functional before and during the drain. For pools near Lake Lure or in the Brevard river bottoms, we time the drain to drier conditions. If you only want to refresh the look without draining, that points to equipment or waterline tile work instead — those don't require an empty pool.

How long does pool plaster last before it needs resurfacing?
Finish life depends on the material and, more than anything, on the start-up and water chemistry over its life. White plaster lasts 8–12 years, quartz 10–15 years, and exposed pebble 15–20+ years. The variable is water balance: a pool kept near a balanced LSI saturation index ages slowly, while aggressive or scaling water etches or scales a finish years early. A finish replastered correctly and maintained well reaches the top of its range; one rushed through start-up rarely makes the bottom of it.
How long does resurfacing take from drain to refill?
For a typical residential pool, plan on 7–14 days drain-to-refill, weather permitting. The interior coat itself goes in over a single day so there are no cold joints, but the surrounding steps take the time: drain and prep (1–2 days), any tile and coping or crack repair (1–4 days), curing of prep coats, and the application and exposure window. After refill, the NPC start-up runs another 28 days of brushing and balanced chemistry before the surface is fully cured — you can swim well before then, but the finish keeps hardening. Bundling tile, coping, and an equipment upgrade into the same drain-down adds days but saves a second mobilization and start-up.
