Why WNC gunite pools crack — and what to do about it

Expansive clay and slope. The soils under most pools in Henderson, Buncombe, and Transylvania counties are clay-heavy and built into hillsides. Clay swells when saturated and shrinks in drought, and that constant flex works on the rigid gunite shell until it cracks at its weakest point — almost always a corner, a step riser, the deep-end transition, or a plumbing penetration. On the steep, terraced lots common around South Asheville and Tryon, slow ongoing settlement adds shear at the deck-to-shell joint, which is why so many "shell" cracks actually start where the deck meets the coping.
